Best mortgage lead generation companies: an honest comparison by model

There is no single best mortgage lead company. There are five ways to buy mortgage leads, and each trades price against exclusivity, contact rate and proof of consent. This page lays out the five models, names the main vendors in each, and says what each vendor states publicly about pricing and terms. Radian Leads sells live transfers, so we sit in the last category. We have described every row, including our own, with the same plainness.

Where a vendor does not publish a price, we say so, and where a number comes from a third party, we name it. Most aggregators publish no rate card, so per-lead figures are reported ranges, not list prices.

Model 1: marketplaces (LendingTree, Zillow, Bankrate)

A marketplace runs consumer advertising at a scale no single lender can match, collects a loan request, and sells it to one or more lenders.

LendingTree's FAQ says it searches its database "to find up to five lenders who most closely match your needs" and that it "does not charge any kind of fee for the service of matching borrowers with lenders" (https://www.lendingtree.com/about/faq/). Lenders pay. Its FY2025 annual report describes "upfront match fees paid by mortgage Network Partners that receive a loan request" and "in some cases upfront fees for clicks or call transfers" (https://www.sec.gov/Archives/edgar/data/1434621/000162828026016084/R10.htm). A LendingTree disclosure says "The Lead Fee will not exceed $290" (https://www.lendingtree.com/disclosure/111/). HousingWire reports a typical $30 to $100 per lead (https://www.housingwire.com/articles/buy-mortgage-leads/).

Zillow sells "advertising sold to mortgage lenders and other mortgage professionals on a cost per lead basis" through its Custom Quote and Connect services (FY2023 10-K, https://www.sec.gov/Archives/edgar/data/1617640/000161764024000022/z-20231231.htm), operated by Zillow Group Marketplace, Inc., a licensed mortgage broker (FY2021 10-K, https://www.sec.gov/Archives/edgar/data/1617640/000161764022000013/z-20211231.htm). Zillow also owns Zillow Home Loans, which the FY2023 filing calls its "affiliate lender". BankingBridge reports a $2,500 monthly minimum for rate-table advertising and a Mortech pricing-engine requirement (https://www.bankingbridge.com/post/why-mortgage-lenders-use-zillow).

Bankrate runs a rate table. Lenders enter rates for up to 35 scenarios and pay when a shopper submits contact information (https://bankingbridge.com/post/why-mortgage-lenders-use-bankrate). HousingWire lists an estimated $100 to $200 per lead and a $20,000 monthly minimum (https://www.housingwire.com/articles/buy-mortgage-leads/). Bankrate's own review of Sage Home Loans says Sage "is owned by Red Ventures, Bankrate's parent company" and "Competes for your loan in real time on Bankrate" (https://www.bankrate.com/mortgages/reviews/sage-home-loans/).

In all three cases you are buying a form fill. The borrower has not spoken to anyone, and on LendingTree up to four other lenders are dialing the same number.

Model 2: internet lead vendors (LeadPoint, Loanbright, FreeRateUpdate)

These vendors generate or aggregate form fills and sell them per lead or by subscription.

LeadPoint's public site is a contact page describing a "Performance Advertising Platform" in Plano, TX (https://www.leadpoint.com/). Its terms reference a Lead Buyer Agreement that is not public (https://www.leadpoint.com/terms-of-use/). ActiveProspect calls it "a B2B exchange for data and voice leads" and its integration carries a TrustedForm certificate URL and an opt-in field per lead (https://activeprospect.com/integrations/leadpoint). Pricing and exclusivity are set per listing and not published.

Loanbright sells "5 REAL-TIME mortgage leads each weekday for just $600 per month", delivered by email Monday through Friday (https://loanbright.com/mortgage-leads/), with a trial that needs "No purchase or credit card required" (https://loanbright.com/). The page title reads "Exclusive & Shared" but the plan page does not say which you get.

FreeRateUpdate generates leads "primarily from Google Search" on its own rate site, charges "one lead at a time, from a balance they fund in their account", has "no minimum deposit and no commitment", and refunds unused balance on request (https://www.freerateupdate.com/mortgage-leads). Its live transfers are billed "per live connection" (https://www.freerateupdate.com/live-transfer-leads). Prices are not published.

The common worry with this model is overlap: a rate shopper who filled one form often filled others.

Model 3: aged data (Aged Lead Store)

Aged leads are old form fills sold in bulk. Aged Lead Store prices mortgage leads from $4.50 each for 3-to-30-day-old records in small lots down to $0.25 each for 86-to-365-day-old records at 25,000 or more, with a $100 minimum order (https://www.agedleadstore.com/mortgage-leads). The homepage describes them as "shared Internet leads for use in email, direct mail, door knocking, or manual dialing" (https://www.agedleadstore.com/). The price is low because the consent window is old and the borrower may have closed months ago. It works only if you have people with nothing else to dial.

Model 4: funnel software (leadpops)

leadpops does not sell leads in the usual sense. Its FAQ says it does not sell leads and instead builds "the system to generate your own" (https://leadpops.com/). You pay for websites and funnels, then run your own ads. The site cites "starter options from $200-$1,000/month" and "$1,000-$5,000 monthly total marketing investment (including LeadPops and ad spend)" for the full system (https://leadpops.com/). Its mortgage leads page quotes "$30-$60 per exclusive lead" as a first-party cost and targets loan officers closing 2+ loans a month (https://leadpops.com/mortgage-leads). Every lead is yours and so is the consent record. The cost is that you are now running a marketing operation.

Model 5: live transfer vendors (livetransfers.com, Lead Transfer System, Radian Leads)

A live transfer vendor contacts the consumer first, qualifies them, and connects the call to your loan officer. You pay for a conversation, not a form.

livetransfers.com says its telemarketing center calls homeowners, pre-qualifies them, and transfers the call; transfers are "100% exclusive" and callers use "YOUR COMPANY NAME" (https://www.livetransfers.com/mortgage/). Its exchange bills calls over 120 seconds (https://www.livetransfers.com/). Its "12 Hour Return Policy" sets floors such as a $100k minimum loan and LTV under 90%, and does not credit calls where the borrower changed their mind or did not call back (https://livetransfers.com/lead-credit-policy/). Mortgage is one of many verticals, with insurance first.

Lead Transfer System offers "Double verified, exclusive calls" across mortgage, insurance, debt and solar, a "30-second buffer" before the call connects, and "We don't charge you for any call that you don't speak with" (https://www.leadtransfersystem.com/mortgage-refinance-live-leads-transfer/). It lists per-lead, subscription and custom pricing but publishes no rates, and its pages do not mention consent.

Radian Leads sells only exclusive live transfers, and mortgage is the main business. A homeowner submits an opted-in form, our qualification specialist calls back inside the consent window, asks your criteria as open questions on a dual-channel recording, and transfers to your loan officer with a 15-second handoff. A transfer is billable at 3 minutes or more of loan officer conversation. If the recording shows the borrower fell outside your agreed criteria, the transfer is replaced. Every transfer, its recording and its score sit in your dashboard at client.radianleads.com. Transfers are priced between $110 and $140 per billable transfer, depending on program, states and criteria (our published campaign math used $110, the bottom of that range), and third-party guides put mortgage live transfers at roughly $80 to $250 per qualified transfer. First-week figures from one October 2026 cash-out campaign, published in our release, showed 41.7% of billable transfers completing a loan application on the first call. One campaign, not a guarantee.

How to choose

Ask four questions of any vendor, including us.

  1. Who else gets this borrower? Exclusive should mean one buyer, ever.
  2. What triggers a charge? A form fill, a click, a connection, or a conversation of a set length?
  3. What is the evidence when a lead is wrong, and who decides? A recording you can hear beats a dispute form.
  4. What did consent look like, and can you see it?

Marketplaces win on volume, internet vendors on price per record, aged data on cost per dial, funnel software on ownership, live transfers on cost per conversation. Pick the model that matches the team you have.

FAQ

Five: marketplaces (LendingTree, Zillow, Bankrate), internet lead vendors (LeadPoint, Loanbright, FreeRateUpdate), aged data (Aged Lead Store), funnel software (leadpops) and live transfer vendors (livetransfers.com, Lead Transfer System, Radian Leads).

Published and reported ranges run from $0.25 for a year-old aged record to $200 or more for a Bankrate rate-table lead. Live transfers sit at roughly $80 to $250 per qualified transfer in third-party guides.

They can be for teams with a dialer and staff to call within minutes. LendingTree's FAQ says a request goes to up to five lenders, so speed decides who gets the borrower.

An exclusive lead is a form fill sold to one buyer; you still have to reach the borrower. A live transfer is a borrower already on the phone, qualified, and handed to your loan officer.

Yes. We only work with licensed lenders, brokers and loan officers. We are not a lender, not a broker and not a government agency.
