HELOC Leads and Home Equity Leads, Delivered as Live Transfers

A HELOC lead from Radian Leads is a homeowner who wants to borrow against equity without giving up the first mortgage, answered your qualification questions on a recorded call, said yes to speaking with a lender, and is being handed to your loan officer while they are still on the line. Each transfer is exclusive to one client. We never share or resell the same borrower.

You pay per billable transfer. A transfer is billable once the borrower and your loan officer have talked for 3 minutes or more (some programs use 90 seconds). Shorter calls are not billed. If the recording shows the borrower fell outside the criteria you agreed to, the transfer is replaced.

The borrower reaches you like this. A homeowner submits an opted-in form, online or by phone. Our qualification specialist calls back the same day where possible, always inside the consent window, from the same number and under the same company name every time. The specialist asks your criteria one question at a time, then transfers the call with a 15-second handoff in the borrower's own words.

Why HELOC leads now

Searches for "heloc leads" are up roughly 300 percent year over year in Google's data (our November 2026 keyword pull). The reason is on our recordings: homeowners with a low first-mortgage rate want cash but will not refinance the whole balance, so they ask for a line or a fixed second. A cash-out-only campaign declines these callers; a HELOC campaign catches them.

Home equity campaign types we run

  • HELOC. A revolving second lien for a need that is uncertain in size: renovations, tuition, a reserve.
  • Fixed-rate home equity loan (HELOAN). A lump-sum second with a fixed payment for a known amount.
  • First-lien HELOC. Revolving access in first position for owners with a low balance or no mortgage.

Which product the borrower ends up in is your loan officer's call.

Who the home equity borrower is

The borrower is on title, usually has a first mortgage they intend to keep, and has told us in their own words what the money is for and roughly how much. They have a reason and a 30-to-60-day horizon, not rate curiosity. They have said yes to a lender call and have about 15 minutes now or a booked callback.

Second-lien programs commonly carry higher credit floors than FHA or VA loans, so you may want a higher score floor and a tighter combined LTV cap than on a cash-out campaign.

What we screen for on a HELOC campaign

Each row is a question the specialist asks out loud, with the answer on tape. You set the value.

Qualification is based on information consumers provide during screening. Our specialist is not a loan officer and never quotes rates, payments, draw terms or approvals.

What your loan officer receives in the handoff

Your loan officer hears the handoff while the borrower is on the line. It takes about 15 seconds and repeats the borrower's answers in their own words: where the property is, what first mortgage they have and that they want to keep it, how much they want and what for, and the answers to your criteria questions. The borrower never repeats the basics.

We collect nothing sensitive on our call: no SSN, date of birth, email or bank details. The typical loan officer conversation runs about 15 minutes. Afterward, the dual-channel recording of our qualifying call sits in your dashboard at client.radianleads.com, scored against your criteria, with a replacement request next to it.

From our Q4 2026 KPI release, covered by AP News, Yahoo Finance, Benzinga and Business Insider: a 17.6% transfer-to-application rate on live mortgage transfers, and about 16 minutes (15:57) average conversation between borrower and loan officer.

How to start

  1. Request a quote. During business hours (Monday to Friday, 9 a.m. to 5 p.m. Pacific) a representative reaches out within 5 minutes; otherwise the next business day.
  2. Agree the criteria: states, HELOC or HELOAN, score floor, CLTV cap, transfer quantity and a planned delivery timeframe. A dedicated account manager owns the campaign.
  3. Buy transfers in a block of credits. Each billable transfer draws down one credit; replaced transfers return to your balance.
  4. Take calls. Every transfer is recorded and scored in your dashboard.

Frequently asked questions

We price per billable transfer, not per lead. Transfers are priced between $110 and $140 per billable transfer, depending on loan program, states and criteria. Our transfers are priced between $110 and $140 per billable transfer by program; our published campaign math used $110, the bottom of that range. Third-party guides put mortgage live transfers at roughly $80 to $250 per qualified transfer; those are published ranges, not our pricing. Request a quote for a home equity program.

Both. Tell us whether you want HELOC, fixed-rate home equity loan, or either, and the purpose question is set to match.

The borrower wants to keep the first mortgage. On a cash-out refinance campaign that is a decline; on a HELOC campaign it is the target.

Yes. One transfer goes to one client and the borrower is never resold. See our exclusive mortgage leads page.

Yes, if occupancy includes second homes and rentals. For investors qualifying on rent, see DSCR leads. For owners 62 and older who want no payment, see reverse mortgage leads.
