Exclusive mortgage leads: what exclusive has to mean for the word to matter

Radian Leads sells exclusive mortgage leads as live transfers to licensed lenders, brokers and loan officers. Each opted-in homeowner is called back by our qualification specialist, screened against your criteria on a recorded call, and introduced live to your loan officer. You pay per billable transfer, which is a call that reaches 3 minutes of loan officer conversation. Shorter calls are not billed. A transfer that falls outside your agreed criteria on the recording is replaced.

Exclusive, on our transfers, means four things: one borrower goes to one lender, the borrower is never resold, the same borrower is not sent to you again inside 30 days, and the borrower is not already working with one of your loan officers. This page explains each of those, how they differ from what "exclusive" often means on a lead vendor's sales page, and what to ask before you buy.

Exclusive vs shared mortgage leads

A shared lead is a consumer's form sold to several lenders at once. Each buyer pays less because the vendor sells the record more than once. The consumer then gets several calls, often within minutes, and the lender who connects first has the best chance. Everyone else paid for a race they lost.

An exclusive lead is sold once. The borrower hears from one lender. The price is higher per record because the vendor has only one buyer for it, and the lender's close rate on contacted borrowers is higher because there is no competing call.

What "exclusive" often means on a sales page

The word is not regulated, so vendors define it however they like. Four versions to watch for.

Exclusive for a window. The lead is yours alone for a set period, then sold again as a shared or aged lead. Ask what happens to the record after the window closes.

Exclusive within a product. The consumer is sold once to a refinance lender and once to a HELOC lender, each told the lead is exclusive. Ask whether the record is sold under any other program.

Exclusive on delivery, shared on the source. The vendor sells the consumer once, but the form site that produced the consumer sold the same submission to other vendors. Ask where the consent was gathered and how many parties it named.

Exclusive, with a replacement that never arrives. The lead is exclusive, but the replacement terms are vague, so a wrong-number or non-homeowner lead is still a paid lead. Ask for the replacement rule in writing.

None of these is dishonest in itself. They are different products from the one most buyers picture when they read "exclusive mortgage leads".

What exclusive means at Radian Leads

One borrower, one lender

Each live transfer is routed to one client. There is no second buyer and no shared delivery.

No resale

The borrower is not sold to another lender later, under another program or as an aged record.

A 30-day duplicate window

Our duplicate criterion checks that the borrower has not been sent to your company inside 30 days and is not already working with one of your loan officers. If the recording shows a duplicate, that transfer falls outside your criteria and is replaced.

Exclusive is on the recording

Every call is recorded dual-channel on our own telecom and sits in your dashboard at client.radianleads.com with its score against your criteria. If a transfer falls outside your agreed qualification criteria, including the duplicate rule, we address it and provide a replacement. The front-end qualifying recording is the evidence.

Why exclusive live transfers rather than exclusive forms

Exclusivity removes competing calls. It does not make the consumer a homeowner, put them on title, or place them inside your credit box. An exclusive form still has to be dialed, reached and qualified by your team.

A live transfer does the qualification before the borrower reaches you. Our specialist asks each of your criteria as an open question, one at a time, with every answer on tape, and then transfers with a 15-second handoff in the borrower's own words. Your loan officer hears the handoff while the borrower is on the line, so nothing is repeated. The typical loan officer conversation runs about 15 minutes. Our post on what live transfer leads are walks through the whole call.

Our Q4 2026 KPI release reported a 17.6% transfer-to-application rate on live mortgage transfers and about 16 minutes (15:57) average borrower-to-loan-officer conversation. On one cash-out refinance campaign, 41.7% of billable transfers completed a loan application on the first call, first-week figures from one campaign published in our October 2026 release. These are published figures, not guarantees. How the lead types compare on conversion is on our post about the highest converting mortgage leads.

Exclusive mortgage leads reviews: what to read for

When you read reviews of any exclusive lead vendor, including ours, look for four specifics.

  1. Did the reviewer say whether they could hear the qualification call?
  2. Did they get replacements, and how long did it take?
  3. Did the borrower say they had heard from other lenders?
  4. Were the vendor's published results attributed to a campaign and a period, or just quoted?

Those four answers tell you more than the rating. They are the questions in our buyer's checklist for mortgage leads.

Programs available as exclusive transfers

Every program we run is delivered exclusively. The most requested are refinance leads including cash-out, and VA loan leads, where the specialist runs a service probe (active duty, branch, discharge) on every call. The full program list is on our mortgage leads page.

Frequently asked questions

Consumers sold to one lender only. On our transfers it also means never resold, not sent to you again inside 30 days, and not already working with your loan officer.

An exclusive lead costs more per record than a shared one because it has one buyer. Whether it is worth it depends on how much of your loan officer time is spent losing races on shared leads. Our mortgage leads cost page shows the per-transfer model and the published cost-per-funded-loan math.

Ask the vendor for the resale policy, the duplicate window and the consent source in writing, then listen to the calls. On our transfers the recording is in your dashboard.

Exclusive leads remove the competing calls. A screened live transfer removes the contact problem as well. Our published numbers are above, with their attribution.

30 days. A borrower sent to your company inside that window, or already working with one of your loan officers, is outside criteria and is replaced.
