DSCR Leads and Non-QM Leads, Delivered as Live Transfers
A DSCR lead from Radian Leads is a property investor who wants to buy or refinance a rental on the property's cash flow, answered your qualification questions on a recorded call, said yes to speaking with a lender, and is being handed to your loan officer while they are still on the line. Each transfer is exclusive to one client. We never share or resell the same borrower.
You pay per billable transfer. A transfer is billable once the borrower and your loan officer have talked for 3 minutes or more (some programs use 90 seconds). Shorter calls are not billed. If the recording shows the borrower fell outside the criteria you agreed to, the transfer is replaced.
The borrower reaches you like this. An owner submits an opted-in form, online or by phone. Our qualification specialist calls back the same day where possible, always inside the consent window, from the same number and under the same company name every time. The specialist asks your criteria one question at a time, then transfers the call with a 15-second handoff in the borrower's own words.
Non-QM campaign types we run
- DSCR investor loan. Purchase, rate-and-term or cash-out on a one-to-four-unit rental, qualified on rent rather than personal income. The specialist confirms the property is a rental, whether it is leased, and whether title is personal or in an entity.
- Bank statement loan. A self-employed owner whose tax returns understate income. The specialist confirms self-employment and that deposits run through a bank account; your loan officer decides the documentation path.
- Asset-depletion, 1099 and P&L programs. Screened as bank statement unless you want a separate question.
- Investment-property refinance (conventional). An investor who documents income and wants a conventional investor loan; often paired with DSCR so the loan officer picks on the call.
Owner-occupied cash-out and rate-and-term borrowers are covered on our refinance leads page; equity lines on rentals are on the HELOC leads page.
Who the DSCR borrower is
The borrower owns, or is buying, a property they do not live in, and has told us in their own words what they want to do with it: pull cash out of a rental, refinance a hard-money or bridge loan into something long term, or buy the next unit. Some own several properties; some hold title in an LLC. Some say a conventional lender declined them because rental income is written off on their returns.
They are not browsing. The specialist asks for the reason, the property and the horizon, and a caller without a specific property or plan is not transferred. Whether the property's rent covers the proposed payment, and at what ratio, is your loan officer's call from the appraisal and lease, never ours.
What we screen for on a DSCR campaign
Each row is a question the specialist asks out loud, with the answer on tape. You set the value.
| Criteria category | What the specialist confirms | Your value |
|---|---|---|
| Owner and occupancy | On title (personal or entity); non-owner-occupied rental, or primary residence for bank statement programs | Set by you |
| State | A state where you are licensed, with exclusions | Set by you |
| Property type | Single-family, condo, 2 to 4 units, manufactured on a permanent foundation; not under construction | Set by you |
| Existing liens | Current loan type (conventional, DSCR, hard money, none); no existing reverse mortgage | Set by you |
| Value and equity | Value floor; combined LTV cap including new money; loan minimum | Set by you (a current program uses $150,000 and 80%) |
| Credit and history | Score floor; lookbacks for 30-day mortgage lates, bankruptcy, foreclosure | Set by you (620 and 24 months on a current program) |
| Income path | Rental income on the property; self-employed with bank deposits; W-2 documented | Set by you |
| Purpose | Cash-out, rate-and-term, purchase; number of properties owned | Set by you |
| Timing | 30-to-60-day horizon; about 15 minutes now, or a booked callback | Set by you |
| Consent | Clear yes to speaking with a lender, confirmed on the recording | Always required |
| Duplicates | Not sent to you inside 30 days; not already with your loan officer | Always applied |
Qualification is based on information consumers provide during screening. Our specialist is not a loan officer and never quotes rates, ratios, prepayment terms or approvals.
What your loan officer receives in the handoff
Your loan officer hears the handoff while the borrower is on the line. It takes about 15 seconds and repeats the borrower's answers in their own words: where the property is, that it is a rental and whether it is leased, how title is held, what loan is on it now, what they want to do and why, and the answers to your criteria questions. The borrower never repeats the basics.
We collect nothing sensitive on our call: no SSN, date of birth, email or bank details. The typical loan officer conversation runs about 15 minutes. Afterward, the dual-channel recording of our qualifying call sits in your dashboard at client.radianleads.com, scored against your criteria, with a replacement request next to it.

How to start
- Request a quote. During business hours (Monday to Friday, 9 a.m. to 5 p.m. Pacific) a representative reaches out within 5 minutes; otherwise the next business day.
- Agree the criteria: states, DSCR or bank statement or both, occupancy, score floor, LTV cap, loan minimum, transfer quantity and a planned delivery timeframe. A dedicated account manager owns the campaign.
- Buy transfers in a block of credits. Each billable transfer draws down one credit; replaced transfers return to your balance.
- Take calls. Every transfer is recorded and scored in your dashboard.

Frequently asked questions
We price per billable transfer, not per lead. Transfers are priced between $110 and $140 per billable transfer, depending on loan program, states and criteria. Our transfers are priced between $110 and $140 per billable transfer by program; our published campaign math used $110, the bottom of that range. Third-party guides put mortgage live transfers at roughly $80 to $250 per qualified transfer; those are published ranges, not our pricing. Request a quote for a DSCR or non-QM program.
Yes. Set the income-path question to accept either, and your loan officer picks the product on the call. Or split them into two campaigns with separate criteria and separate credit blocks.
That is your criterion. Most clients set it to "self-employed, two years or more, with deposits through a bank account" and the specialist asks exactly that. The loan officer verifies the statements.
Yes. One transfer goes to one client and the borrower is never resold. See our exclusive mortgage leads page.
Purchase screening depends on current campaign availability; ask when you request a quote. See purchase mortgage leads for what a purchase campaign looks like.
