FHA Mortgage Leads, Delivered as Exclusive Live Transfers
An FHA mortgage lead from Radian Leads is a homeowner who asked about an FHA loan, or who fits the FHA profile you asked us to find, answered your qualification questions on a recorded call, said yes to speaking with a lender, and is being handed to your loan officer while they are still on the line. Each transfer is exclusive to one client. We never share or resell the same borrower.
You pay per billable transfer. A transfer is billable once the borrower and your loan officer have talked for 3 minutes or more (some programs use 90 seconds). Shorter calls are not billed. If the recording shows the borrower fell outside the criteria you agreed to, the transfer is replaced.
The borrower reaches you like this. A homeowner submits an opted-in form, online or by phone. Our qualification specialist calls back the same day where possible, always inside the consent window, from the same number and under the same company name every time. The specialist asks your criteria one question at a time, then transfers the call with a 15-second handoff in the borrower's own words.
FHA campaign types we run
- FHA cash-out refinance. A homeowner who wants to replace the current loan, FHA or not, with an FHA loan for a larger amount and take the difference.
- FHA streamline. A homeowner already in an FHA loan who wants a lower payment. The specialist confirms the current loan is FHA and how long they have had it; your loan officer confirms eligibility.
- FHA rate-and-term. A homeowner in an adjustable, high-rate or private loan who wants a fixed FHA loan without cash out.
- FHA to VA. If the caller served, see VA loan leads.
- FHA purchase. Ask us about availability when you request a quote. See purchase mortgage leads.
Who the FHA borrower is
The FHA borrower is usually a homeowner whose credit score, debt load or recent credit history puts them below where a conventional lender wants to be, but who has been paying the mortgage on time and has equity. They have told us why they want to act: consumer debt, a repair, an adjustable loan about to reset, or a payment they want lower. They are on title, in a state you are licensed in, with a 30-to-60-day horizon and about 15 minutes to talk now or a booked callback.
A borrower who only wants to know what rates are doing is not transferred. Whether the borrower qualifies for an FHA loan, including loan limits, mortgage insurance and payment-history rules, is confirmed by your loan officer, never by us.
What we screen for on an FHA campaign
Each row is a question the specialist asks out loud, with the answer on tape. You set the value.
| Criteria category | What the specialist confirms | Your value |
|---|---|---|
| Owner and occupancy | On title; primary residence (FHA is owner-occupied) | Set by you |
| State | A state where you are licensed, with exclusions | Set by you |
| Property type | Single-family, condo, 2 to 4 units, manufactured on a permanent foundation; not under construction | Set by you |
| Existing liens | Current loan type (FHA, VA, conventional); no existing reverse mortgage unless allowed | Set by you |
| Value and equity | Value floor; combined LTV cap including new money; loan minimum | Set by you (a current program uses $150,000 and 80%) |
| Credit and history | Score floor; lookbacks for 30-day mortgage lates, bankruptcy, foreclosure | Set by you (620 on a current program, 580 on an earlier one; 24-month lookbacks) |
| Purpose | Cash-out, streamline, rate-and-term, purchase | Set by you |
| Timing | 30-to-60-day horizon; about 15 minutes now, or a booked callback | Set by you |
| Consent | Clear yes to speaking with a lender, confirmed on the recording | Always required |
| Duplicates | Not sent to you inside 30 days; not already with your loan officer | Always applied |
Qualification is based on information consumers provide during screening. Our specialist is not a loan officer, never quotes rates, payments or approvals, and never describes FHA as a program the borrower is owed.
What your loan officer receives in the handoff
Your loan officer hears the handoff while the borrower is on the line. It takes about 15 seconds and repeats the borrower's answers in their own words: where the property is, what loan they have now, their stated credit range and payment history, what they want to do and why, and the answers to your criteria questions. The borrower never repeats the basics.
We collect nothing sensitive on our call: no SSN, date of birth, email or bank details. The typical loan officer conversation runs about 15 minutes. Afterward, the dual-channel recording of our qualifying call sits in your dashboard at client.radianleads.com, scored against your criteria, with a replacement request next to it.

How to start
- Request a quote. During business hours (Monday to Friday, 9 a.m. to 5 p.m. Pacific) a representative reaches out within 5 minutes; otherwise the next business day.
- Agree the criteria: states, FHA programs, score floor, transfer quantity and a planned delivery timeframe. A dedicated account manager owns the campaign.
- Buy transfers in a block of credits. Each billable transfer draws down one credit; replaced transfers return to your balance.
- Take calls. Every transfer is recorded and scored in your dashboard.

Frequently asked questions
We price per billable transfer, not per lead. Transfers are priced between $110 and $140 per billable transfer, depending on loan program, states and criteria. Our transfers are priced between $110 and $140 per billable transfer by program; our published campaign math used $110, the bottom of that range. Third-party guides put mortgage live transfers at roughly $80 to $250 per qualified transfer; those are published ranges, not our pricing. Request a quote for an FHA program.
Yes. The score floor is yours. A current program uses 620 and an earlier one used 580. The specialist asks the borrower for their score range and records the answer; your loan officer pulls credit.
A streamline borrower is already in an FHA loan and wants a lower payment with no cash out. A cash-out borrower wants equity released and may be in any loan type today. They are screened differently, so most lenders run them as separate campaigns.
Yes. One transfer goes to one client and the borrower is never resold. See our exclusive mortgage leads page.
If your criteria exclude 30-day lates inside a lookback window, the specialist asks and a borrower with one is not transferred. If the recording shows one was missed, you request a replacement.
